About Modular Homes

A modular home is a home built off-site in a controlled factory environment, then transported to your land and installed on a prepared foundation. Unlike a kit home (which arrives as flat-pack components to be assembled on site), a modular home arrives largely complete — fitted out with fixtures, finishes and services already in place. This means faster delivery, less site disruption and more consistent quality than traditional construction.

These terms are often used interchangeably in Australia. At Scope, we use modular and prefabricated to describe our homes — built off-site to a high architectural standard and transported to site as complete modules. Transportable refers to the same concept. All Scope homes are designed to be delivered by road to your property.

Yes and No.
Scope homes can be are permanent, council-approved dwellings built to the same standards as any traditionally constructed home — including compliance with the National Construction Code, BASIX and NatHERS energy efficiency requirements. They are fixed to a permanent foundation on your land. HOWEVER, and this is the exciting part! Whilst the foundations are permanent, there is certainly the option of relocating the house on new foundations if your location requirements change in the future, or conversely it is an asset you can sell.

Modular homes built to a high standard hold their value well. Scope homes are individually designed, built with quality materials and certified to relevant Australian standards — which means they compare favourably with traditionally built homes in the eyes of lenders (specifically CommBank) and valuers.
Cost & Finance

Modular home pricing varies depending on size, design, inclusions and site conditions. As a general guide, Scope homes are priced competitively with quality traditional construction in regional NSW — with the added benefit of more predictable costs due to the off-site build process. Yes. CommBank now offers a dedicated finance framework for modular homes, which can include loans for eligible Scope clients. Historically, banks were reluctant to lend on modular builds due to the off-site construction process, but this has changed significantly. We recommend speaking with your bank or broker about your specific situation. Scope does not provide financial advice.

We aim for full transparency. Your contract will clearly outline what is and isn't included.
The majority of costs are set, however variable costs per project would include site conditions and location.

In many cases, yes — particularly in regional and remote areas where trade costs are high and availability is limited. By building offsite, we avoid the trade shortages, weather delays and cost blowouts that typically inflate traditional build costs in regional NSW and Victoria. The controlled build environment also reduces material waste and rework.

Scope currently offers two standard designs — The One (1 bedroom) and The Three (3 bedrooms) — however all our designs and configurations can be fully customised to each client’s needs as all designs are adaptable to your needs within the constraints of what can be safely transported by road. Yes. In fact we encourage this! We know that no two sites are the same and work hard to get the best design result for every client. Our standard floor plans are a starting point, not a limitation. We work with you to adapt the layout, bedroom and bathroom configuration, and finishes to suit how you want to live. Two rounds of design revisions are included as standard.

Every Scope home includes high-performance double-glazed windows, Pro Clima building wraps, FSC-certified timber framing, full insulation, two-pak cabinetry, raked ceilings, direct-stick floorboards, heated towel rails, skylights and more. Full inclusions are listed on our Designs page.

Yes. Scope is one of the first modular home builders in Australia to meet the Livable Housing Design Standard at Gold Level as standard. This means reinforcements, circulation space and fixture provisions for future accessibility needs are built into every home — future-proofing your investment.
Bushfire & Climate

Yes. Every Scope home is built to the location BAL specification including windows and cladding as standard under AS 3959. This makes them suitable for many fire-prone rural properties across NSW and Victoria without costly upgrades. Contact us to discuss your specific location.

Our homes are specifically engineered for the Riverina and regional NSW and Victorian climate — hot summers, cold winters, alpine conditions and everything in between. The fully insulated thermal envelope, double glazing and high-performance building wraps work together to maintain a stable internal temperature year-round, reducing reliance on heating and cooling.

Building in alpine environments requires specialist knowledge, and it's an area where Scope has genuine experience.
We understand the unique challenges posed by snow, wind, freezing temperatures and remote locations, allowing us to identify and address potential issues before construction even begins.
Our alpine specification includes engineered structural systems designed to withstand increased snow and wind loads, enhanced insulation to walls and ceilings for superior thermal performance, insulated water services to help prevent freezing, and a Pro Clima airtight building envelope to minimise air leakage and maximise energy efficiency. The result is a home that's comfortable, durable and designed to perform in some of Australia's harshest climates.
Process & Timeline

Our target is to deliver your home to site within four to six months of contract signing, subject to council approvals and site preparation. This is significantly faster than traditional construction in regional Australia, where build times of 12–18 months are common.

It starts with an initial enquiry and brief questionnaire. We then meet with you to present a concept floor plan and budget estimate. Once you're happy to proceed, we sign a contract, finalise the design, manage all documentation and approvals, build your home offsite, then deliver, install and complete it on your land. Yes. Scope coordinates the necessary documentation and manages Development Applications, Construction lodgements and Certifications. You don't need to navigate this yourself — we handle it as part of our standard inclusions and end-to-end service. We also provide a detailed Checklist and documentation to streamline the Occupation Certificate process, or alternatively we can manage this for you for a fee.

Yes. We maintain full transparency throughout the build and provide regular milestone updates. You're welcome to visit our facility by appointment to see your home's progress first hand - in fact we highly encourage this!

We offer fixed pricing, subject to project type and complexity. After an initial conversation, we’ll provide a transparent quote that clearly outlines inclusions and additional fees.
